NON-CONFORII�IIING BUILDING <br /> CERTIFICATION k00-001 <br /> PLANNING DIItECTOR DETERMINATION <br /> App6cant: Compass Health, 4526 Federal Ave, Everett, WA 98203 <br /> Description of propertY strvcture(s) bein�certilied: <br /> Zoning: B-2 Community Busi�:ess <br /> Tax Parcel N�mber: �390-795-017-0105 <br /> Site Address: 3322 Broadway Ave <br /> Based upon the appiicant's information: <br /> The subject parcel is an approximately 48,000 sq.ft. site consisting of lots 17 through 32, Blk <br /> 795, Plat of Everett i.and Co's First Addition. The site is developed with an approzimately <br /> 94,000 sq.fr. building which housed a 123-bed nursing home faciliry known as Bethany of the <br /> Northwest. According to Snohomish Counry Assessor's and Everett Building permit records, <br /> the original brick northem portion of the building was constructed in 1920, and the southern <br /> portion of the building built in about 1961 with numerous additions over the years. <br /> Based upon the City's Zoning Code requirements in effect at the time of construction for <br /> everything but the original brick portion of the building, a minimum of one parking space per <br /> five beds was required. This results in an overall parking requirement of at least 25 spaces <br /> for the 123-bed facility. There are parking spaces that were constructed along the street for <br /> the faciliry, however there are actually only 13 on-site parking spaces available. I <br /> This results in the building having a non-conforming parking shottfall of 12 on-site parking <br /> spaces. Any new or subsequent use of the building that generates a need for more than 25 <br /> parking spaces is required to provided the additional spaces in addition to maintaining the <br /> existing 13 spaces on-site. <br /> The above structure(s) meets the Ciry of Everett Zoning Code in effect a! the time of <br /> construction and I hereby find that the above strucmre(s) are legal non-conforming under the <br /> City of Everett Zoning Code.
