INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, <br /> Inciuding those not specifically set forth herein. (Exception: For �•esting under the Zoning Code, please <br /> refer to Seciion 44 of the Zoning Code). Contact the Planning Department for information regazding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in acwrdance with Ciry <br /> Design and Conswction Standards shall be submitted to the Public Works Department, showing site <br /> parking layout, landscaping, utilities, storm drainage, temporary consuvction erosion control, and all <br /> required improvements in the public right-of-way. Publ�c Works Department approval of these <br /> drawings is required prior to any permits being issued. All improvements shall be completed and <br /> approved warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. 39 off-street parking spaces are required for the current uses but only 32 spaces are <br /> currendy provided. Two buildings, requiring four off-street parking spaces, will be removed. The <br /> new use requires a minimum of 22 off-street parking spaces. Thus, a minimum of 50 off-street <br /> pazking spaces must be provided. Tandem parking spaces for uses other than residential are not <br /> allowed. The tandem parking spaces to be used must be assigned to the three residential units. <br /> 3. A uaffic mitigation fee of $4500.00 will be required in accordance with the city's traffic mitigation <br /> ordinance (5 new pm peak trips X$900/trip =$4500.00). <br /> 4. This project must comply with the current City of Everett Building Code and Spriukler Ordinance. <br /> 5 Special charges for conneciion to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. These charges are based on projected water usage and can be <br /> substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br /> charges prior to building pernvt application. The actual charges shall be computed by the Public <br /> Works Department per the ordinance in effect at the �ime and according to the i�formation on the <br /> approved plans at the time of building pertnit issuance. <br /> 6. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 8. Ciry streets and alleys are to be kept dear of dirt and debris at all times during construction. Dust <br /> suppression and strcet cleaning must occur as directed by the Public Works Inspector. <br /> 9. Any broken or damaged side�valk shall be repaired/replaced per the City Public Works Inspector. <br /> 10. When access to or within a structure or an area is unduly difficult because of secured openings or <br /> where immediate access is necessary for life saving or fire-fighting purposes, the Fire Department <br /> may recommend or require a key box to be installed in an accessible location. A rapid entry system <br /> may also be desirable in order to avoid unnecessary damage while making entry to any buiiding <br /> during an emcrgency situation.
