Garbage receptacles, dumpsters, and recyde bins shall be provided in <br /> all multiple family, commercial, industrial and institutional developments and shall not be <br /> located in a required front yard setback area, or strect side setback area for comer lots. <br /> Where an alley abuts a lot, the garbage receptades, dumpster, or recycle bin shall be <br /> located adjacent to the alle;�. <br /> T6e refuse area c�ono:be located in the required perimeter landscepe area. The <br /> refuse area must be accessible by Rubatinos. <br /> All garbage dumpsters and recycle bins m;:st be screened from view from the strcct and <br /> from adjacent properties. This screening may bc done using dense vegetation or by <br /> placing the dumpster or recycle bin in a swctural enclosure. <br /> 23. Any rockerics or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. Generally retaining walls can not <br /> exceed 3 feet high in required setbacks. <br /> 24. Root op mechanical equipment, including vents, must be sceeened per Section 39.040 of <br /> the Zoning Code. <br /> 25. Building setbacks must be a minimum of 10 feet fmnt yard (Broadway), 10 feet side yard <br /> (37`h and south property line), and 10 feet reaz yazd (west). Building heighl shall be a <br /> maximum of 28 feet. <br /> 2G. Landscaping musl be provided per Section 35 of the Zoning Code. At a minimum this <br /> must includc the following: <br /> a. A landscape strip a minimum of 10 Ceet wide must be provided along the <br /> Broadway and 37`h Street Crontages, except for the driveways. These areas shall <br /> be planted with Type III landscaping. In addition, all excess public right-of-way <br /> must be landscaped to Type III standards. Also see SEPA Condition 1 of the <br /> MDNS for additional !andscape requirements on the Broadway frontage. <br /> b. A landscape strip a minimum of 5 fcet wide must be provided along the west and <br /> south property lines. These areas shall be planted with Type UI landscaping. The <br /> landscaping on the south property line must be extended out to tlie frontagc <br /> improvements. <br /> a Prior to issuance of any pern�its, la�idscapin�plans must be reviewed and <br /> approved by the Planning Department per Section 35.100 of the Zoning Code. <br /> Thc landscaping plan must show location and dimensions ot required vegetated � <br /> swales,���etponds, detention ponds, rockeries and retaining walls, and gra�ing at 2 <br /> foot intervals. Irrigation systems must be provided in all landscaped azess per <br /> / <br /> 7 <br /> � <br />
