Based upon the breakdown of <br /> the total square footage of the building and the proposed uses, a total of 17 <br /> parking stalls is required on site; 15 parking stalls for the tavern, and 2 parking <br /> stails for the consumer service business. <br /> A permit for the above-described change of use is hereby grented with the following conditions, <br /> which must be met prior to use of the structure for the arouosed use: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Pubiic Works <br /> Department approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and �varranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. Existing parking stalls on this site shail be restriped to meet city standards. It <br /> appears the site will only accommodate nine parking stalls that meet design and construction <br /> standards for the City of Everett. The Existing Driveway Apron is not centered on the entrance <br /> to the parking area and shall be removed and replaced so that the alignment matches the <br /> entrance to the parking lot. <br /> 3. A minimum of 17 parking stalls is required for the proposed mixed-use building. Fifteen parking slalls are <br /> required for lhe tavern activity, and two parking stalls are required for lhe consumer service business. If <br /> the use oF lhe building changes to a use other than consumer service additional parking may be required <br /> on site. It appears lhe sile falls short of providing lhe required on sile parking. The applicant shall <br /> provide lhe necessary parking prior to occupancy of the building. Any parking covenant obtained by the <br /> applicant shall be reviewed and approved prior to the applicant recording the documenl with lhe <br /> Snohomish Counly Audilor's office. Depending upon the covenant obtained, lhere may be additional <br /> requirements placed upon the subjecl site and the site granting the parking covenant. � <br />
