B <br /> Everett WA 98201 <br /> Re: Wetland Reconnaissance Report for 56xx Broadway Avenue, Everett, WA <br /> Dear Mr. Halverson, <br /> Wetland Resources, inc. conducted a wetland reconnaissance on June 29, 2006, on <br /> an existing 0.38-acre parcel located on the east side of Broadway Avenue, suuth of <br /> Gale Place, in the City of Everett's jurisdiction. The purpose of the <br /> reconnaissance was to evaluate the existing critical area conditions on the <br /> property. <br /> The site is mostly vacant with one small shed in the southwest corner. The <br /> neighboring properties to tlie north, south, and west are devetoped with single <br /> family residences. Interstate 5 borders [he east side of the parcel. The wesCern <br /> por[ion of the site has a steep east aspect stope from Broadway. The centrat and <br /> eastern portions contain a ravine that slopes gently to the east. Vegetation across <br /> the site is dominated by forest and scrub-shrub species, induding red alder (Alnus <br /> rubro, Fac), Western red cedar (Thujo plicato. Fac1, Douglas•fir (Pseudotsuga <br /> menziesii, FacU), red elderberry (Sombucus racemosa, FacU), Himalayan <br /> blackberry (Rubus discolor, FacU), vine maple (Acer circinotum, Fac•), stinging <br /> net[le (Urtica dioico, Fac�), and morning glory IConvofvulvus orvensis, Fac*). <br /> A culvert discharges water near the base of the steep slope that flows to the east <br /> within the on•site ravine. This drainage is identified as a stream on the City of <br /> Everett's "Critical Areas Map 1", listed as an "Unknown" stream dassification. The <br /> stream was dry during my June site visit. Downstream, it appears to be culverted <br /> under Interstate 5 and through portions of the Lowell neighborhood. Based on <br /> these parameters, this stream meets the criteria for a "Ns" dassification. It is <br /> intermittent with no fish use. Type Ns streams tha[ are bordered by native <br /> vegetation are typically designated 50-foot protective buffers. When che outer <br /> edges of stream buffers lie on steep slopes (>25%►, the buffers are extended to 25 <br /> feet beyond the point where the slopes becorne less than 25%. <br /> Tl�e western, sloped portion of tl�e site is identified on the City's Critical Areas Map <br /> as an eiasion hazard area.
