The surtounding area is <br /> developed wi(h both residential and commercial uses. <br /> Conclusions: The proposal is not anticipated to have adverse impacts on the surtounding properties. <br /> 6. The number,alze and location of s(gns and ifghting,especfally as they relate to more sensidve land usea. <br /> F(nd(ngs: Signage for the proposed use is anticipated to be the same size as ezis6ng signage. Any future signage <br /> would require pertnits. <br /> Conclusfons; No adverse signage impacts are anticipated. <br /> 7. The landscapfng,buffering and screening of park(ng, loadfng and storage areas. <br /> Ffndings; No changes to the site are anticipated for the proposed change in use. <br /> Conclusions:All landscaping,parking,loading and storege areas will remain unchanged. <br /> 8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visual blight or other <br /> undesirable envtronmental impacts. <br /> Findings: The proposal will only involve vehicle and pedeshian traffic commonly associated with typical office <br /> activities. <br /> Conclusfons: No adverse impacts related to noise, smoke, dust, odor, glare, visual blight or other undesirable <br /> impacts are anticipated as a result of the proposal. <br /> 9. Consiatency wkh the goals and polfcles of the Everett General Plan and the purpose of the zone In which it <br /> Is located. <br /> F(ndfngs: The site is designated 1.6 Multiple Family Residential on the City of EveretPs General Plan map. The <br /> Ciry's Comprehensive Plan dces not contain any policies related to the continuation or expansion of non-conforming <br /> uses. <br /> Conclus(ons; Not applicable. <br /> 10. Consistency with the envfronmental policies as stipulated in the City's SEPA ordinance. <br /> Findings: The proposal is exempt from SEPA requirements. <br /> Conclusion: Not applicable. <br /> 11. Compliance with the provisions of this Ord(nance and other Ciry,State and Federol regulations, <br /> Findings: The proposal will comply with conditions of this approval and all necessary building and associated <br /> pertnits must be obtained prior to operation. <br /> Concluslons: The applicant must comply with the conditions of approval and obtain any other required local, state <br /> and/or federal pertnits. <br />
