INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's beneflt. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site pla� and the ordinances in effect at time of submitlal for SEPA review. The proposal <br />must comply with all ordinances in etfect at the time a complete huilding per.nk applicatlon is flled, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding <br />appeals processes for the requirements listed in this document. <br />1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br />and Construction Standards shall be submitted to the P�blic Works Department, shuwing site <br />parking layout, landscaping, utilities, storm drainage, temporary conslruction erosion r,ontrol, and all <br />required improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required �,ior to any parmits being issued. All improvements shall be completed and <br />approved warranted before ihe Occupancy Permit is iss��ed. <br />2. Parking must be per City Zoning Code and City Design and Constn�ction Standards for <br />Development. <br />3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. This project must comply with the curcent City of Everett Building Code and Sprinkler Ordinance. <br />5. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charyes prior to building permit application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the tinie and according to the information on <br />the app;oved plans at lhe time of buiiding permit issuance. <br />6. Lack of comment on the plans submitted with the application does not constitute approval of these <br />plans. <br />7. A fire hydrant is required within 200 driving feet but nol closer than 50 feet oi every structure. <br />8. City streets are to be kept clear of dirt and debris at ail times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspector. <br />9. On-site water main will be staked within an easement to the City. The easement wfll be submitted to <br />the City prior to issuance of Aermits. <br />10. As-builts oi storm sewer, sanitary sewer, and w;;ar systemswill be requ ed to be submitted per City <br />Design and Constn�ction Standards and Specificalions for Development. <br />11. Walkways must be provided from Broadway to the building entrance. <br />12. Detention oF storm water runoff is required in accordance with City standards. <br />13. Treatment of storm water runoff from paved areas must occur, per City standards, prior to discharge <br />of the storm water (rom the site or to a stream or wetland. Storm water treatment is required when <br />5,000 square feet of pavement is created and/or redeveloped by a project. <br />
