• <br />INFORNIATION FOR DEVELOPER: <br />Engineering/Public Works Requirements: <br />Within the recent past, this site was designed and constructed as a parking lot with <br />extensive bioretention of on -site flows. In addition, the bioretention swalc along the <br />west property line also collected off -site flows from the west that drain towards this <br />site. The majority of this bioretention will be eliminated by the current site design, <br />and the small portion that remains will be at the higher end of the site. It also appears <br />the proposed site design will block flows from the west. These are significant <br />changes to the recently approved design of the parking lot on the site. <br />2. This site must be designed to comply with Public Works Policy 42-11. This policy <br />addresses stormwater mitigation necessary to address flooding within the City's <br />combined sanitary and storm sewer system. One particular area of flooding occurs <br />immediately downstream of this site. <br />3. Given the proposed modifications to the site to accommodate the proposed use, the <br />City will require on -site detention of stormwater flows from this site using a forest <br />cover as the predeveloped condition. The site design must also account for off -site <br />flows that currently enter the western bioretention swale, preferably by collecting <br />them and discharging them to a new catch basin in 101h Street at the west edge of this <br />site. <br />4. The drainage system shown on plans submitted for this site conflicts with City <br />information, and it is unclear whether the site's current catch basin at the eastern <br />portion of the site discharges northwest and uphill to 10ih Street, or southeast to <br />Broadway as City information indicates. Prior to any modification of the existing <br />storm drainage system on and adjacent to this site, the downstream connectiou points <br />of the catch basins must be determined. <br />S. Upon determination of actual existing drainage pipe routing, a connection to the City <br />storm drainage system, presumably in 10'h St, will likely require construction of Type <br />B Catch basin structure at a location subject to approval by the City. <br />6. A traffic Mitigation Fee of S8386 is due for this project prior to permit issuance. For <br />more information, please contact Engineering Services, at 425-257-8810. <br />7. Access to N. Broadway shall be right out only (acceptable as shown). <br />8. All traffic control signs and markings along driveways with 50 feet of ROW shall <br />comply with MUTCD standards. Symbolic "RIGHT TURN ONLY" sigh (MUTCD <br />sign R3-5) required on driveway approach to N. Broadway. All marking separating <br />opposing directions of travel shall be yellow with 50 feet of ROW, <br />O�k <br />
