.
November 12, 2008
Allstate Insurance
Mitchell Residence Fire Damage
Most ot the (loor sheathing and the top halt of the joists were protected by insulation
and were not signi(icantly charred. Where it was cha:red, ihe thickness ot the char
was minimal (Photo 32-34). The bottom o( the sheathing may be scraped and
sealed. However, il the hardwood (looring of the bedroom above is being replaced
(Photo 35), it may be more economical, and more certain with regard to preventing
ongoing odor release, to replace the Iloor sheathing and many ot the joists, rather
than scraping and sealing ihem.
At the (3) 2x8 beam spanning norih-south 7' easl of the west wall (Photos 24, 25,
28, 29), ihe beam may be scraped and sealed, but due to the dil(iculty oi cleaning
between the wood members, it may be more efficient to remove and replace the
beam as noted on the schematic plan.
Other members, including sill plates, blocking, wall plates and studs, have varying
amounts ot surface charring, but are not signiticantly damaged trom a siructural
standpoint. The deterniination of whether each member is more effectively cleaned
and sealed, or removed and replaced, is probably better left to the contractor.
Shelving units are not siructural elements, but the eMent ol damage to the small
vertical members and thin shelves, leads to the conclusion that they cannot be
practically restored and must be replaced.
Af(ected concrete wall surfaces can be cleaned and sealed.
L,mitations:
Except as discussed, no physical testing has been performed and no calculations
have been made to determine the adaquacy of any of thQ siructural members
mentioned in this report, or of the overall structural system o( the building or its
compliance with accepted building code requirements. Our conclusions are
prolessional opinions derived in a manner consistent with the ievel and skill
ordinarily exercised by other members of the profession currently practicing in this
area. The accuracy ol ihe conclusions is limited by ihe extenl of investigation
requested and the accuracy and completeness oi tho information provided by
others. Conclusions are subject to modification if additional intormation is
presented. This report does not constitute a design, nor does it address any
portions ot the siructuro other than the items mentioned. This report daes not
provide any warranty, expressed or impliod, for any portion of ihe existing strudure.
This report does not address any non-siructural systems such as electrical,
plumbing, heating, ventilating or mechanical systPms.
