INFORMATION FOR DEVELOpER; <br /> 1. Detailed drawinqs in accordance with City Desiqn and Construction <br /> Standards shall be submitted to the Public Works Department <br /> showinq site parkinq layout, landscapinq, utilities, storm <br /> drainage, temporary construction erosion control , and all required <br /> improvements in the public riqht-of-way. Public Works Department <br /> approval of these drawinqs is required prior to any permits beinq <br /> issued. All improvements shall be compl�,ted, approved, and <br /> warranted before Occupancy perm�.ts are issued. <br /> 2. The Planning Department muet be provided with calculations for <br /> open space requirements per Section 15.03U and details of the <br /> sitinq/components of required on-site recreational facilities per <br /> Section 15.110 of the Zoninq Code. Thes�a information must be <br /> provided on the fin�il site plan subr.iltted for review and approval <br /> prior to issuance of Building permit. Plear;e note that landacaping <br /> in the perking areas and setbacks ahall nut be considered part of <br /> the open space require�ent. <br /> 3 . Huildinq facade modulation and roofline variation must be shown on <br /> siteibuilding plans per Section 15.050 of the Zoninq Code. The <br /> maximum permitted wall length without facade modulation is thirty <br /> (30) feet. (i) The City of Everett prohibits outdoor burninq; therefore, <br /> outdoor burning for the purpose of disposing of construction <br /> debris or rubbish will not be permitted. <br /> (ii) Fire iiydrants and access roads must be in service prior to <br /> commencement of construction and fire safety practices <br /> during construction must be in compliance with Article 87 of <br /> the Uniform euilding Code. <br /> ( iii) Construction activities to be in compliance with Uniform <br /> Fire Code, 1985 Edition, Article 87, ��Fir�. .;afety During <br /> Construction. '� <br /> (iv) Apartment premises must be identified at street entry, and <br /> each buildinq and apartment is to be clearly identified so <br /> as to be visible and legible from the access roads. <br /> (v) Fire lanes must be provided as required in Everett Municipal <br /> Code 4.6.44. Red painted curbs with white stenciling of the <br /> words "NO PARKING - FIRE LANE" and vertical siqns stating <br /> "NO PARKING - FIRE LANE - VIOLATORS MAY BE TOWED" to be <br /> located as approved by the Fire Marshal . <br /> -5 of 9- <br />
