5. Landscaping and Screening must be provided per Section 35 of the <br /> Zoninq Code. At a minimum this must include the following: <br /> (a) . A landscape strip a minimum of 5 feet wide muat be provid3d <br /> along the east and westerly property lines. This sett .ck <br /> area shall be planted with Type iII landscaping. <br /> (b) . Interior landscaping shall be provided for portions of the <br /> proposed surfaca parking areas. Landscaping must be <br /> provided per Section 35.080E. of the Zoninq Code. <br /> (c) . Final Gradinq and Landscape Plans with locations of any <br /> qrassy swale, rockeries and retaininq wall must be submitted <br /> to the Planning Department for review and approval prior to <br /> issuance of any Buildinq and Public Works permits. All <br /> landscape plans must include irriqation Plear m intenance <br /> 35.130 of the Zoning Code. A Two (Z) Y <br /> assurance device must be provided for site landscaping per <br /> Section 35.130 (B) of the Zoninq Code. <br /> 6. The proposed structure must comply with Federal Barrier Free <br /> Standards for Occupancy. <br /> 7. Parking must be per City Zoning Code and City Design and <br /> Construction Standards. For the 18 units townhouse condo <br /> proposed, a minimum of 36 parkiacesmustebe prov ideia ed of which a <br /> minimum of 1 handicap parking sp <br /> e. Any required landscaping provided in the City riqht-of-way must be <br /> approved by the Public Works Department and must be leased from <br /> the City. <br /> 9. City streeta and alleys are to be kept clear of dirt and debri.s at <br /> all ti�aes durinq construction. Dust suppression and street <br /> cleaninq must occur as directed by the Public Works Inspector. <br /> � l0. Performance guarantees are required for the sewer main <br /> �I.��� � improvements. <br /> 11. A one-year quarantee is requi.red on the public utilities and site <br /> landscaping for an amount not less than 108 of the coat of <br /> construction and shall run for one year from the date of issuance <br /> of the first Occupancy Permit for the project. <br /> 12� ort othererdrainaqee treatment/abate ent rfacilitiesn servinq eareas <br /> larger than one acre. <br /> 13 .
