A minimum of 5� of the parking area must be kandscaped in <br /> compliance with Section 19.40.050 of the Zoning Code and Section <br /> 1 . 13 uf the Standards and Specifications Nanual. Plantings must <br /> consist of a minimum o.f 75E of the area in groundcover ��nd a <br /> mirtimum of 6 everqreen tr�es or shrubs for each 10o square feet <br /> of required landscaped area. Plantings should be a minimum of <br /> three feet in height at time oi' plantinq. (S�PA Land and <br /> Shoreline Use Policies) <br /> 9 . A 25 foot drain easement is req�sired for the existing storm drain <br /> at the southeast of the proposal along the unopened Cherry Way <br /> right-of-way per EMC. This site drains west to an existing multifamily land <br /> usn. Any discharge of stormwater runoff to the west will require <br /> coordinntion with the adjncent property owner and perhaps an <br /> eaRement. On-site detention or payment of a drainage fee is <br /> reauired for discharge to the Narbeck Creek drainage basin. <br /> However, the Applicant will need to perform a downstream analysis <br /> to eszsure adequate capacity for this proposal. Any stormwater <br /> discC,arqe to the Golf Course Stream system to the south will <br /> require on-site detention. Payment of a drainage fee will not be <br /> allowed for this drainage basin. <br /> All stormwnter muat run through grass lined swales prior to <br /> discharge from the site. (Ordinance 670-80 and SEPA Public <br /> services and Utilities Policies) <br /> 11 . A looped water system will be required. This would best be <br /> accomplished by connectinq to an existing public main on the <br /> adjacent, w�sterly property. (Public Services and Utilities <br /> Policies) . <br /> 12. The sewer and watec mains must be a public system on the site <br /> with easements qranted to the City. (SEPA Public Services and <br /> Utilities Policies) <br /> The lead aqency for this proposel has determined that it does not <br /> have a probable significant adverse impact on the environment. An <br /> Environmental Impact Statement is not required under RCW <br /> 47.21C.0]0( 2 ) (c) . This determination assumes compliance with sCate <br /> law and City ordinances related to general environmental protection <br /> including but not limited to riqht-of-way imptovemer.t requirements, <br /> envir nmentalc�checklisteandlothersinformation onVfile�with thepllead <br /> 4 <br />
