MITIGI►',`ION RBQUIRED �Y EXISTING. CODES AN�J ORpIN]�N��ES <br /> 1 • A fire hydrant is required vithin 20o driv.ing feet but not closer <br /> than 50 feet, of every structure. Eight hydrants are required, <br /> to be located with Fire Mar�:hal anproval. (SEPA Public Services <br /> and U:ilities Pol�cies) <br /> 2. Fire vehicle access must be provided within 150 feet of all <br /> portions of the first story af the buildinqs. Buildinqs H, U, X, <br /> and Y have excEssive perimet��r distances. The site plan must be <br /> reconfiqured to provide requ:ired access. (SEPa Public Services <br /> and Utilities Policies) <br /> 3 . Fire lanes must be provided as required in EMC Chapter 46.44. <br /> Ited cu=bs with white stencil "No Parking - Fire Lane" and <br /> vertical siqns are required. (SEPA Public Services and Utilities <br /> Policies) <br /> 4 . The premises mu�t be clearly identified at the street entrance. <br /> Each building and apartment must also be clearly identified so <br /> that numbers are visible from access roads. (SEPA Public <br /> Services and Utilities Policie:s) <br /> 5. Special charqes for connection to the sewer system in accordance <br /> with ordinnnce 984-83 are app]icable. The actual cost shall be <br /> computed by the buildinq Department per the ordinance in effect <br /> at the tisc and accordinq to the information provided on the <br /> approved Nlnna on the date of permit issuance. (SEPA Public <br /> services and Utilities 'rolicies) <br /> 6. Parking must be per City Zoninq Code and City Design and <br /> Constructio:i Standards. For the 290 units proposed, a minimum <br /> of 435 parkinq stalls arP required. Additional parking is <br /> required for units with more than two bedrooms. The number of <br /> units with more than two bedrooms must be called out on the site <br /> plan aubmitted for Building permits. For the proposed day care <br /> (100 children and 15 employees) a minimum of 20 parkinq stalls <br /> are required per Section 19.40.030 of the Zoning Code. Theae <br /> must be on the day care lot per Section 19. 18.040 E. of the <br /> Zoninq Code. (SEP1� Traneportation Policies) <br /> 7. A landscape strip a minimum of 5 feet wide must be provided along <br /> the entire West Casino Roed frontaqe between the street and the <br /> parking area, except for driveways in compliance with Section <br /> 19.40.050 0! the Zoninq Code end Section 1.1] nf the Standards <br /> and Specificntions Manual. The landscapinq must consist of <br /> a• qroundcover over a minimum oP 753 of the area, and <br /> b. evergreen trees or shrubs a minimum of three feet in heiqht <br /> at time of plantinq to number at least 6 for each 300 <br /> square feet of required landscape area. <br /> The intent of this requirement is to provide screeninq of the <br /> parking area and to shield car lights from shininq into the <br /> 3 <br />
