The following factors vere considered and the listed requirements were <br /> placed in response to cortcnent!: submitted during the environmental checklist review of <br /> this proposal: <br /> 1. The Qroposed site is zoned R-3, Multiple Family Low-Density Residence 2one, and <br /> wculd allow this use. The site is currently wooded primar.ily wil:li elder and aseociated <br /> widerstory. <br /> 7.. Ambient noise levels are relatively high on site, due Lo the noise generated by <br /> tratfic on Casino Road. Building design and construction techniq4es mu;t be utilized <br /> to insure that internal noise levels do not exceed State DOE r,tandards of: 45 DBA <br /> maximum interior noise level. <br /> 3. �rainage and erosion controls must be provided in confor.mance with the City'n drainnge <br /> ordinance. On-aite detention with provision for oil removal is required. A detailed <br /> drainage nlan is required. Drainage calculations are to be submit:t.ed wiLh the aLLached <br /> cover sheet. Public Works Department appr.oval of a revised temporary eroaion conlro] <br /> plan is required prior to cormnencing site preparation. <br /> 9. Participation in the program to fund the southend sanitary sewer interceptor is <br /> required. <br /> 5. Access to the aite is via Casino Road with an internal publicly dedicated street <br /> provided to the west property line for future access to 5th Avenue W.
