The followinq factors were considered <br /> and the listed requirements were placed in response to comments supplied during the <br /> Environmental Reviea of this proposal. <br /> 1. The eite is zoned M-1, Heevy Manufacturing Zone, which would allow this use. The site <br /> is currently vacant and has been cleared. A few Alder saplings remain. A creek <br /> Lhat is currently dry exiets along the eastern property iine. <br /> 2. Acceae, circulation and parkinq plans must be approved by the Public Works Department. <br /> Plane must include all abutting public tight of way and show all requited improvements <br /> in conformance with Public Works Depaztment Environmental Checklist co�mnents. <br /> ]Idditional right-of-way must be provided on Casino Road and compliance with <br /> the Casino Road Ordinance 556-79 is required <br /> 3. Open ditch drainaqe exisYs on Casino Road. Drainage must be desiqned in conformance <br /> with the City's Drainage Ordinances A Drairage Plan must be approved by the <br /> Public Works Depaztment. On-site detention with providion for oil and sediment <br /> removal is required. <br /> 4. A fire hydrant must be provided within 200 feet of the building. <br /> 5. 6ewer improvements in conformance with Public Works Departlnent requirements <br /> must be provided. <br /> 6.
