If revegetetion is required in localiona outside of critical ereas end <br /> their buHers, monitoring should occur once a year for a minimum of two years. <br /> 2, Pre-wnstruction conferances must be held with the Plenning DepaAment, Public Works <br /> Inspector and sife davelopment manager on siles containing enviro nentally sensitive <br /> areas in order to ensure lhat all development standards are understood. <br /> 4. Temporary (2•year minimum) irrigat�on systems are required for atl plantings in buffers, <br /> unless waived by the Planning Director. <br /> 5. In conjunction with issuance of development permits tor a site, a permenent fence must be <br /> constructed alang the enlire edge of eny environmentally aensitive area buHer. The design <br /> of the fence must be split rail, or an alternative epproved by the Planning DepaAment prior <br /> to issuance of pennits. ESA signs should be pleced at approximately 50 foot intervala along <br /> the fence. Signs are evaiiable from the Planning and Community Development Dapartment. <br /> The City may require that environmentally sensitive areas be placed in separate tracts and <br /> designated as sensitive habitat with lis!�d restrictiona on ihe approvallfinal plana. <br /> 6. Prior to initialion of construction, a biologist or wotland/stream ezpert must inspect <br /> construction fencing along environmenta!ly aensitive areea bufferslconstruclion limits lo <br /> ensure that fencing is located properly. The biologisUexpert shouid inspecl the aite <br /> occasionally during construction, and shell have authority to impose e stop work order <br /> immediately i(the biologiaVexpert determines that work activilies violate buffer end selback <br /> requirements. <br /> 1 4.3.2 Mitipeting Impacts of Development on Vepetatlon and Wlldlife <br /> t No removal oi vegetation is permitted in environmentally eensitive areas end their buffurs, <br /> including wildlife corridors, except as approved by the Planning Director to elimfnete <br /> hazardeus trees, allow construction and maintenance of utilities, andlor provide eccess to <br /> properties. Any cleared areas ahall be replanted with native vegetation. <br /> 2. A variety of native species can be planted to increase local diversity and provide attractive <br /> wildlife habitat white countering erosion. The use of netive plants can elso improve water <br /> quality by minimizing the use of fc+rtilizers, herbicides, and peslicides. Water use efficiency <br /> is another advantage ot landsceping with native plents. Reduced irrigatfon means reduced <br /> likelihood of erosion, siltation, and landsliding resulting from the development, reduced <br /> impacts to local hydrology, reduced maintenance cosls, and enhanced water avaiiability for <br /> olher consumptive uses. <br /> ��"I��jl <br /> � - / <br />
