In addition to <br /> the school, other amenities will be provided. �ihese amenities have <br /> been identified in the Findings of this document. <br /> 2. In order for a Special Property Use Pecmit to be granted within the <br /> City of �erett, the criteria of FMC 19.SB.OlO.B(1-31 must be <br /> satisfied. These cciteria are identified above. <br /> 3. 'ihe proposed use will be compatible with other uses and potential uses <br /> within the general area in whict �:he use is proposed to he located. <br /> A�deq�ate means of access to and from the site, parking, trafEic <br /> circulation within the site, pedestrian circulation and site <br /> development are present with �his proposal. In addition, no conflict <br /> with adjoining zoning or uses will result. <br /> 4. With the restrictions as set forth in the mitigated DNS and with <br /> adequate cor�trol and protection of the peat bog on the west end of the <br /> site, the use will not have a serious adverae impact on the ecology <br /> and/or envirorunent of the comnunity. , <br /> 5. 'fie pcoposed use will provide additional school space Eor the I� <br /> increas:ng population of southwest E�erett. It will serve the public ' <br /> convenience and necessity. <br /> DDCISION II <br /> Based upon the preceding Findings of Facts and Conclusions, the testimony and <br /> evidence submitted at the public hearing, and upon the imptessions of the <br /> Hearing Examiner of the site view, it is hereby ocdEred that the requested <br /> Special Pcoperty Use Permit for the construction of a two-story, 52,000 square <br /> foot elementacy schoal and other amenities on the south side of Casino I�ad I <br /> West, 300 feet east of Hardeson Road/Sth Avenue West, is granted subject to <br /> the following conditions: I <br /> 1. Development of the site must be consistent with that as shown on the <br /> site plan admitted as exhibit 8 to the heazing. <br /> 2. All mitigation measures requiced in Determination of Non-Significance � <br /> M114-89, issued November 14, 1988, and finalized November 29, 1988, <br /> muat be met by the proponent. A copy of these conditions are attached i <br /> hereto and are incorporated as part of this Decision.
