Introduction.
yH
r H H The proposed mitigation plan is based on the wetlands
gdydelineation made by the Coot Company and agreed to by the
  • Washington Department of Ecology and conditions set forth by
r the City of Everett and the Washington Department of Ecology
'3 o y during the wetland negotiations.
2. Existing Conditione.
r
Currently the site has three separate wetlan areas.
They are located in the northwest, in the south center, and in
the southeast portions of the site. The south center and the
southeast wetlands are connected throuqh a culvert under
.. Casino Road to the City of F.verett storm and drainage system.
After heavy rains or extended rains, there is the probability
that the northwestern wetland overflows into the two southern
most wetlands on the site.
i ; The site slopes from the northwest to the southeast.
There are two upland areas on the sitei one located in the
'1 northeast corner of the site , while the second is loc3ted
along the west property boundary. The :.ite's contours follow
' the configuration of the wetlands ending with the lowest
'' depression being in the southeastern most wetland abuttiny
+ Casino Road. The highest elevatlons are in north and west
1 sides with the highest point being in roximatehelevationeof
'-1 The hiyhest point of the site has an app
584 feet with the entire north boundary and the west boundary
being in excess of elevation 565 feet.
' 3, proposed Project.
' The proposed projecL• includes the construction of two
' large buildings on the site. The larger of the two buildinqs
' will be built along the north property boundary with the
smaller building being built in the southwest corner of the
site abutting Casino Road and Paine Field IIusiness Park, Phase
I .

4.
