3.0 IMPAC75 OF DEVELOPMENT <br /> 3.1 NO AC'1'ION ALTERNA77VE <br /> This alternetive would ailow development of thosc areu of the site �DDroved under� 1978 EIS, <br /> and subsequent SEPA reviews, but which have not been completed.Thia includea approzimately <br /> 9,386,707 square feet of combined office, Droduction, �nd warehouse space plus �pproximately <br /> 16,975 aquare feet of additional ground support,roads,and parking,and approximately 6,9I4,044 <br /> landscaping. <br /> The anticipeted negative impacts of the development of the site under the No Action Alternative <br /> would generaliy be the same as Cor the proposel, except with less megnitude. <br /> 3.1.1 Excavations - The construction of the buildings end releted facilitia will require <br /> excavations. Generally, the site development will be constructed st or near existing grades. <br /> Excavations will be required for foundation elements end for the construction of essocisted <br /> utilidors and escepe tunnels. Impacts associated with excavations would be the result of the <br /> general moisture sensitivity oC the site soils.Periods of precipitetion during the excavation prcees� <br /> may result in surface erosion, disturbance of the subgrade soils, surfece water ponding end <br /> siltation oC surface water drainages. <br /> 3.1.2 Fili Placement - 7'he aoils generated from the excavations for the building footpr(nts, <br /> utilidors and tunnels ere proposed to be placed in an approved atorage srea. :oils which are <br /> moisture sensitive and which receive precipitation during placement may became diCficult to <br /> compact and resuit in the same impecu as presensed in sec�ion 3.1.1. <br /> 3.13 Sloped Areas - Hased on atudies by othero, the soils in the Puget Sound Region are normally <br /> less stable at inclinetions of greater than 25 percent.Depending on the actual stratigraphy and soil <br /> types, and the amount of water present, exposed soils at these inc�inations can result increased � <br /> erosion. The existing facilities, and the structures and facilities presently under <br /> design or construction, heve been designed to withstend e magnitude 7.5 eerthquake with a peak <br /> ground acceleration of 20 percent of gravity (0.2g).
