i
3.2 PROPOSED ACTION (MASTER PLAN R-1)
The proposal would require eerthwork for the addition ofpproximately 5,592,I04 square feet
of combined office, produetion, and warehouse spece plus approximetely 20,133,522 aquare feet
of additional ground support, roads, and parking, and approximately 12,425,272 equare feet of
landscaping and open space. The negative impacts are anticipated to be generally the same u for
the No Action Aiternative, except of lerger magnitude.
3.2.1 Excavations -Generaily,the buiidings and essocieted parking end rosdways are Dlanned to I
be constructed at or near existing grades. An exception is building 40-88 which is planned to be
constructad within the sloped area immediately north of the North Perimeter Road at the i
northeast coner oC thn site.
i

7'he possible negative impacls will be as presented in aection 3.1.1.
3.2.2 Fill Piacement - The aoils genereted from the excavations for the building footprints,
utilidors and tunnels are proposed to be placed in proposed storage areas in the northwest portion
of the site. Soils which are moisture aensitive and which receive precipitation during placement
mey become difficult to compact and result in the same impects as presented in section 3.1.1.
3.2.3 Sioped Areas - Based on existing topographic information and the proposed project
configration,it appears that the majority of the areas steeper than 25 percent fall within portions
of the site which wiil not be developed. The oniy eaisting areas steeper than 25 percent which
may be developed under the proposal ere situeted within several of the locetions proposed for
receiving structural fill plecement, end one buitding location. More specificeily, fill stockpile
areas AA and CC(noted on Exhibit 6,Soil Storaae Arec)heve isoleted relatively steeper slopes.
The proposed fiil soils within the eree would be engineered and wouid result in an overail increase
in slope stability.
Building 40-88 is proposed to ba constructed within a slope situated immediately north of the
North Perimeter Road et the northeast corner of the site. Present plans call for the building to be
situated into the side of the hillside with the ground floor at the base of the slope. The wals of
the building will be designed to withstand the anticipated earth pressures. The net result will be
an increase in the siope staSility.
3.2.4 Earthquake Related Risk - As noted in section 3.1.4,the earthqueke related risks on the site
ere limited to possibie liquefacion of saturated soils within the isoiated wetlands areas, and mass
wasting of the siopes steeper than 25 percent.
The planned buildings and related facilities will be designed to withstand e msgnitude 7.5
earthqueke with e peak ground acceleretion of 20 percent of gravity(0.2g). Based on the existing '
geology, the negative impacts associeted with earthquake hexards would be negligibie
3
