Fin.:l AnProval <br /> Finding: This Short Subdivision could not be approved unless a Variance is <br /> granted by the 6oard. <br /> Conclusion: No preliminary approval has been granted at this time. <br /> DECISION: APPROV� <br /> Approve a Variance to allow easement access to Lot B as provided in Sec. <br /> 18.44.210 E.M.C. with the following conditions: <br /> l. The easement is effective only after linal approval has been granted on <br /> Short Subdivision //18-83, which will show a expanded lot area to provide <br /> additional parking for Lot A. <br /> 2. The eifective ease ment width for service to Lot B shall be not less than 20 <br /> feet. <br /> 3. Both Lots A and B must use the same driveway entrance off of Casino Road <br /> adjacent to the west property line. <br /> 4. The Applicant must provide an easement document that is acceptable to the <br /> City setting forth the method and responsibllity for maintenance of the <br /> easement access area, providing perpetual access to all lots subject to Short <br /> Subdivision �118-33.
