The aite ie zoned A-3, Multiple Family Low Density Residence Zone, which would allow this use. <br /> A eingle family residence, chicken coops, and barn which currently exist on the aite ie <br /> � wooded with amall Alder aeplings and a few large <br /> 2. A looped access ia proposed via Caeino Road. Treffic generated by 240 apartment units will <br /> be edded to Casino Road, and the provisiona of the Casino Road Ordinance (556-78) must be <br /> 1' eomplied with. Accesa, circulation and patkin� plans must be approved by the Pub11c Worka <br /> Department and shall include all abutting public right of way. Ten feet of addttional <br /> tiqht of way elong property frontage on Casino Road shall be deeded to the City of Everett <br /> to provide a total of 40 feet from the center line. Thirty feet of right of way on the <br /> eouth portion of the property is required for a future road. An L.I.D. Covenant for <br /> atreet improvemente to said right of way is required. <br /> 3. Noise leveIn qenere'.ed by tzaffic on Casino Road which abuts the site to the north ace <br /> high on the site. Existing mean noise level is approximately 68 dBA. Structures are <br /> to be designed so th8t interior noise levels do not exceed State of Washinqton Depactment <br /> of Ecology standards of 45 DBA. <br /> C. Drainege muat be deaigned in conformance with the City's Drainaqe Ordinance. Drainage <br /> end erosion control plans must be approved by the Public Works Department prior to the <br /> iseuance of buildinq permits. Surface water shnll not be diverted onto private property <br /> a8joining the aite. On-site detention with provision for oil and sediment removal is <br /> required. <br /> 5. Fire Hydrar�ts within 200 feet of every bui'dinq is required. The 6 inch wood water line <br /> un Hardison Road would probably not provide adequate fire flowt therefore, an extensive <br /> upqrading of the water system pogsibly by looping from Casino Road, would be required. <br /> Adequate water f]ows must be provided in conjunction with thie development. <br /> 6. Landacaping of parking aceas must be provided in conformance with the Zoning Code (Sa oi <br /> parking area is• minimum) , and lOt of the total site must be provided for open space or <br /> active recreation area. <br /> 7.
