The following factoreiwerelconsidered <br /> ar`�� tha listed requirements were placed in response to comments eubmitted durinq the Envitonmenta] <br /> Chaoklist review of this proposal: <br /> , 1• 7'he site is zoned R-3, Multiple Family Low Denaity Residence Zone, which would allow this use. <br /> A einqle family residence, chicken coops, and barn which currently exiat on the site is <br /> � wooded with small Alder saplings and a few large <br /> Z. A looped access is proposed via Casino Road. Traffic qenerated by 240 apaztment units will <br /> be added to Casino Road, and the provisions of the Casino Road Ordinance (556-78) must be <br /> f' eomplied with. Access, circulation and parkinq plans must be approved by the Public Works <br /> Department and shall include all abutting puplic right of way, Ten feet of additional <br /> right of way along property frontage on Casino Road shall be deeded to the City of Everett <br /> to provide a total of 40 feet from the center line. Thirty feet of right of way on the <br /> eouth portion of the property is required for a future toad. An L.I.D. Covenant for <br /> slreet improvemente to said right of way is required. <br /> 3, Noise leveIs qenerated by tzaffic on Casino Road which abuts the site to the north are <br /> hiqh on the site. Existing mean noise level is approximately 68 dBA. Structures are <br /> to be deeiqned so that interior noise levels do not exceed State oL Washington Department <br /> of Ecology standards of 45 GBA. <br /> 4. Drainage must be desiqned in conformance with the City's Drainaqe Ordinance. Drainaqe <br /> and eroaion control plans must be approved by the Public Works Department prior to the <br /> issuance of building permits. Surface water shall not be diverted onto private property <br /> adjoininq the aite. on-eite detention with provision for oil and sediment removal is <br /> required. <br /> 5. Fire Hydranta within 200 feet of every buildinq is required.
