Musolf Appeal <br /> Page -3- <br /> 4. The subject property was part of a tax segregation that <br /> occucred in November , 1960. At the date of the tax <br /> segregation the property was zoned C-1 with development <br /> subject to R-4 Residential Standards. In November, <br /> 1960, the minimum lot size required for reaidential <br /> property in a C-1 zone was 5,000 aquare feet and the o <br /> minimum lot width was 50 feet. The subject property, at � <br /> the time of tax segregation, had a lot area of 1,925 m <br /> square feet and had a parcel width of 35 feet. (Doughty " <br /> testimony, ataff report) �T <br /> 5. Section 19,20.030 requires a minimum of 750 square feet �� <br /> pec dwelling unit. Under this standard, two dwelling �� <br /> unita would be allowed in the 1,925 square feet site a <br /> instead of the five unita that are on site . (ataff = <br /> report) a <br /> z <br /> 7. The building on-aite was orginally constructed at a i <br /> different site. The building was constr�cted in 1925 at � <br /> 2812 Virginia and was moved to the site in 1953. There o <br /> are no records for permita issued by the City of Everett � <br /> for the move �r construction of the building. (Doughty m <br /> testimony, Exhibit 7) <br /> 8. The property was originally part of a larger lot, In <br /> 1960 a tax segregation occurred and two lots were <br /> created. The largec lot was sold to a Mr. Pcentice and <br /> the smaller lot, which is the subject property and <br /> consists of 35 ' x 55 ' , was retained by a T. e F. Dyre. <br /> In 1976 the aubject property wag aold to the Appellanta <br /> by use of a real estate contract. (Doughty testimony) <br />
