( <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions but are associated with other laws or requirements. All requirements are <br /> preliminary in nature, and are based upon the preliminary site plan and the ordinances in <br /> effect at the time of submittal for SEPA review. The proposal must comply with all <br /> ordinances in effect at the time a complete building permit applicatfon is filed, <br /> includ(ng those not speci�cally set for herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planrnng <br /> Department for information regarding appeals processed for the requirements listed in this <br /> document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance <br /> with the City Design and Construction Standards shall be submitted to the Public <br /> Works Department, showing the site parking layout, landscaping, utilities, storm <br /> drainage, temporary construclion erosion control, and all required improvements in <br /> the public right-of-way. Public Works Departmenl approval of these drawings is <br /> required prior to any permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupanr.y Permit is issued/final approval is <br /> issued. <br /> 2. Full standard half-street improvements are required to 11`h and Cheslnut Street <br /> including but not limited to curb, gutter, sidewalks, stieet widening and drainage <br /> control per City Design Standards. Chestnut Street must be 36' wide with curb and <br /> gutters on both sides and sidewalk on the west side. <br /> 3. Parking must be per City Zoning Code and Cily Design and Construction Standards <br /> for Development <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding <br /> properties. <br /> 5. This project must comply with the current City of Everelt Building Code and Sprinkler <br /> Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with I <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are <br /> based on projected water usage and can be subslantial. Applicant is encouraged to li <br /> obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect at the time and according to the information <br /> on the approved plans at the time of building permit issuance. <br /> 7. Lack o(comment on the plans submitted with lhe application does not constitute <br /> approval o(these plans. <br /> � <br />
