� � <br /> 8. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) <br /> must meet City specification�. <br /> 9. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and streel cleaning must occur as directed hy the <br /> Public Works Inspector. <br /> 10. A one year warranty is required on the public improvement for an amount not less <br /> tlian 10°/a of the cost of construction and shall nm for one year from the date of finai <br /> approval/issuance of the first Occupancy Permit. <br /> 11. As-builts of storm sewer, sanitary sewer, and water systems will be required to I�e <br /> submitted per City Design and Conslruction Standards and Specifications for <br /> Development. <br /> 12. A Performance Guarantee is required for street improvements on 11'" Street and <br /> Chestnut Street prior to any building permit beinc� issued. <br /> 13. Any broken or damaged sidewalk shall be repairedlreplaced per the City Public <br /> Works Inspector. <br /> 14. Soil compaction testing shall be performed ll;roughout the construction of the public <br /> street and utilities. Density curves shall be submitted to the Public Works Department <br /> prior to permits being issued for any aspect of the project. All work periormed by the <br /> geotechnical engineer or testing lab shall be reported directly to the City Public Works <br /> Inspector before covering work can be continued by the contractor. Daily reports <br /> shall be kept by the soils investigatorltester and submitted to the Public Works <br /> Inspector with 24 hours. <br /> 15. All exposed ground must be reseeded within 30 days of the completion of <br /> construction. If reseeding is not practical due to weather or seasonal problems, the <br /> ground must be covered with mulch as directed by the City Engineer. <br /> 16. Temporary erosiun control measures for construction activity must be operational <br /> prior to commencement of any clearing or earthwork. <br /> 17. An 8" water main must be installed from 11'h Street and E. Marine View Drive down <br /> 11°i Street and south on Chestnut Strteet to the existing 8" water main in Chestnut <br /> Street. <br /> 18. A traffic mitigation fee of $17,100.00 is required prior to issuance of the first permit. � <br /> 19. Technically, this project is located within lhe cambined sanitary/storm sewer system <br /> area. However, storm water runoff from this project area currently flows downhill to <br /> the east towards the railroad tracks and does not appear to enter lhe combined <br /> system (but rather, disperses into the hillside vegetation and soils). <br /> � <br />
