The City of Everett Publfc Services Department has <br /> required that the alley be paved to City standards. <br /> Conclusion: No adverse impacts to traffic are anticipated as a result of the proposal. <br /> 4. The provis(on of adequate off-street parking, on-site circulatlon, and site access. <br /> Finding: A minimum of 2 off street parking spaces is required for each of the single-family <br /> residences. Access to the lots will be directly oK of the alley. <br /> Conclusion: Off street parking, on site circulatlon, and site access will be adequate. <br /> 5. Compatibility of proposed structures and Improvementa with aunounding <br /> propertles, includfng the slze, height, location, setback and arrangement of all <br /> proposed buildings and tacilitlea, especially as they relate to Ilght and shadow <br /> impacts on more sensitive land uses and leas intensive zones. <br /> Finding: The proposal is to construct four single-family residences. The surcounding area <br /> is developed with residential, commercial, and industrial uses. Since the lots are less than <br /> 5,000 square feel in area, the single-family residence must comply with the Small Lot <br /> Development Standards as established in Section 7 of the City oi Everett Zoning Code. <br /> Conclusion: The proposed residential use of the property fs compatible with existing <br /> developments in the area. <br /> 6. The �umber, size and locatlon of signs, especlally as they relate to more sensitive <br /> land uses. <br /> Finding: No signage is proposed for the dwellings other than address identification. <br /> Conclusion: Signage for the site is regulated under Sectlon 36 oi the Everett Zoning <br /> Code. <br /> 7. The landscaping, buHering and screening of bulldfngs, parking, loading and storage <br /> areas, especially as they relate to mors sensitive land uses. <br /> /�{ <br />
