The applicant is required to <br /> install Type IV landscaping on site, which includes lawn, shrubs, and trees, common to <br /> single family developments. <br /> Concluslons: The proposal will comply with required landscaping per the Citys Zoning <br /> Code. <br /> 8. The generation of nuisance irritants such as nolse, amoke, dust, odor, glare, visual <br /> blight or other undeairable impacts. <br /> Ffnding: The proposed use will not result in any additional nuisance impacts other than <br /> those commonly associaled with residential uses. <br /> Concluslon: No long term noise, smoke, dust, odor, glare, visual blight or other <br /> undesirable impacts are an8cipated as a result of the proposal. <br /> 9. Compliance with the provisions of this Ordinance and other City, State and Federal <br /> regulations. <br /> Finding: All necessary building and associated permits must be obtained for lhe proposal <br /> prior to construction. <br /> Concluslon: The proposal will comply with the provisions of the City's Zoning Code and <br /> the applicant must obtain any required City, State and/or Federal permits. <br /> 11. Accessibility to public transit, and traiiic reductlon meaaures proposed by the <br /> applicant to reduce dependence of the proposed use on the automobile. <br /> Finding: The site has frontage along Chestnut Street. Public transportation is available in <br /> the area. <br /> Conclusion: The proposal is located near an existing bus route. <br /> DECISION: The proposai is approved as submitted subject to compliance with the following <br /> conditions: <br /> 1. Development of any of th�se subject lots (either wholly or individually) shall require the <br /> improvement of the alley on which it fronts to city standards from the end of the exisling <br /> improvemenls north ot the site up to and across the subject property's full frontage. <br /> /Y <br />
