Supplemental Application - Narrative Statement <br /> A. General Evaluation Criteria <br /> 1. Thc need of the neighborhood,district, or City for a proposed special property <br /> use. <br /> Replacing the existing guyed latlice tower with a shorter monopole will reduce view <br /> obstruction and result(n the removal of guy wires and anchors,while also enhancing the <br /> ability to provide communication services to the communiry. <br /> 2. The adequacy oF streets,utilitics and public services required to serve a proposed <br /> usc. <br /> The proposal will have only a minor requirement ol telephone and electric utilNies. All <br /> utilities and services are adequate to serve the(acility. <br /> 3. The impact of traffic generated by the proposed use on the surrounding area, <br /> pedestrian circulation and public safety; and the ability of the proponent to <br /> mitigate such potential impacts. <br /> The new communication equlpment lor the proposal will require one or two servlce visits <br /> per month-no traHic mitlgation fs needed. <br /> 4. The provision of adequate o(f-street parking, on-site circulation, and site access. <br /> There is sutticlent oH•street parking,circulation and eccess to accommodate the <br /> occasional service visits the proposal will requlre. <br /> 5. Compatibility of proposed structutes and improvements with su�rounding <br /> properties, including the size, height, location, set-back and arrangement of all <br /> proposed buildings and facilities,especially as they relate to light and shadow <br /> impacts on more scnsitivc land uses and less intensive zones. <br /> The proposed monopole will be nearly half the height of the existing latlice tower, <br /> Improving the relationship of the communications facility with the surcounding area. The <br /> proposed monopole will be in a similar location as the ezisting latlice tower-it will be set <br /> back from the Chestnut Street property line approximately 57 N and more than 100 fl trom <br /> side and rear property lines. <br /> 6. The number, size and location of signs, especially as they relate to more sensitive <br /> land uses. <br /> The proposal will not require signs. <br /> 7. The landscaping, buffering and screening of buildings, parking, loading and <br /> storage areas, espccially as they relate to the more sensitive land uses. <br /> The proposal will nol require any new buildings, parking, loading or storage areas.
