Variance Specilic Evaluation Criterla <br /> 1. The variance is necessary because of exceptional or extraordinary circumstances <br /> regarding the size, shape, topography,or location of the subject property: or the <br /> location of a pre-existing improvement on the subject property that confortned to <br /> the Zoning Code in effect when the improvement was constcvcted. <br /> The proposed monopole will replace a legally ezisNng 300 ft lattice tower. <br /> 2. The variance will not be materially detrimental to the property in the area of the <br /> subject property or to the City as a whole. <br /> The proposed monopole will not create any new impacts on the surrounding area. It will <br /> result in e communication tower o(a much lower he(pht. <br /> 3. The variance will only grant the subject property the same general rights enjoyed <br /> by other property in the same area and zoned as the subject property. <br /> The variance will allow the continued use of the property as a communicatlon faciliry while <br /> reducing the visual impact to the surrounding area by decreasing the helgld ot the facility. <br /> 4. The variance is the minimum necessary to allow the subject property the general <br /> rights described in Criteria q3. <br /> The helght o(the proposed monapole Is the minlmum necessary to be eble to continue <br /> the necessary communlcation(unctions ot the existing lattice tower. <br /> 5. The granting of the vaziance is not inconsistent with the goals and policies of the <br /> Everett General Plan. <br /> The proposal is consistent with the Everett General Plan. The proposal wlll enhance the <br /> communication opportunities o1 the local and surcounding area. It may also prevent the <br /> need for other communication towers,and will not alter or restrict the general land use of <br /> the property In the surrounding area. <br /> 6. Thc necd for thc requested variance is not the result of a self-created hardship. <br /> A communication tower is needed at this location to serve the needs ol the community. <br /> Granting o(the variance will allow the communication needs of the community to continue <br /> to be served and enhanced,while also resulting In a shorter and less obtrusive <br /> communication structure. <br /> EXHIBIT # � <br /> PAGE�F_Y._ <br />
