The following factors were considered and the listed <br /> requirements were placed in response to comments submitted during our review of an <br /> Environmental Checklist for this proposal: <br /> 1. The proposed site is zoned C-2, Heavy Commerciat-Light Industrial Zone which <br /> would allow this use. The site is currently vacant and is partially covered with <br /> previously deposited fill material and clover. <br /> 2. Detailed drawings shail be submitted to the Public Works Department showing <br /> parking layout, landscaping, utilities, storm 'drainage, terriporary construction <br /> , erosion control, and all required improvements in the public right-of-way. Public � <br /> Works Department approval of these drawings is requlred prlor to any perm(ts being � <br /> Issued. Ali improvements shall be completed, approved, and bonded before the <br /> Occupancy Permit is issued. <br /> 3. City streets and alleys are td be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. <br /> 4. All exposed ground must be reseeded within 30 days of the completion of road <br /> construction. If building activity commences within 30 days of the completion of <br /> road construction, reseeding will not be required. If reseeding is not practical due <br /> to weather or seasonal problems, the ground must be covered with mulch as <br /> d(rected by the City Engineer. <br /> S. During construction, all truck traffic to and from the site within the Clty of <br /> Everett shall be on arterial streets unless otherwise approved by the Public Works <br /> Department. <br /> 6. A preconstruction conference between applicant, Planning Department, and Pub!;c <br /> ' .,\ Works Department may be requlred prior to approval of Public Works Permit. <br /> � yyy �. �This site is within an area with a building moratorium regarding future sanitary <br /> � �� ��� ' sewer hookups.
