PLANN/NG AND
OA/!/!/N/TY DEfELOPAlLNT Paa o°Boios
_.
September 2, 1992
Leonard Astemborski
Boeing Support Services
P.O. Box 3707, M/S OF-76
Seattle, WA 98124-2207
RE: Boeing Bldq. '40-41 Plan Review
Planning Dept. Comments
Dear Leonard:
The Planninq Department has conducted a review of the plans for
building N40-41 submitted to the City for review on July 27, 1992
(civil set) . The following issues were raised duriny this
review:
1. Setback froa stresa corridor A. Paqe 21, condition 1.1 of
the Decision Document for the Master Plan specifies a 25
foot setback beyond the top of any slopes 25$ or qreater
that are essociated with a stream. The attached exhibit A
indicates that the slope directly above and east of Stream A
and Wetland H is a 33t slope. This slope extends east into
an area shown as being developed with n retaininq wall and
roadway. This development proposal is not consistent with
the terms of the Decision Document. Because Boeing appeared
to be in the process of initiating work nt the top-of-slope,
this issue is of critical importance.
2. Identification of Netlands. The plans do not identify the
wetlands and streams by their A throuqh Q desiqnators as set
forth in the EIS and Wetland Mitiqation Plan. These should
be included on any revised plans.
3. site Plan end ltitiqation Plan Consistency. The Attached
Exhibit B, from the Wetland Mitiqation plan dated Auqust 6,
1992, shows surface pnrkinq to the west of Bldq. M40-41
which aould result in the fillinq of Wetland H and Stream
Corridor A. in addition, this same parkinq area extends to
the edqe of Wetland G. The Decision Document states in
condition l.i that Stream A and associated wetlands (H)
shall be protected. Wetland G is required to have a 50 foot
buffer, plus a l0 foot construction setback. This
inconsistency must be rectified.
Location: 2731 Wetmore Avenue
CITY OF EVERETT• 3002 Wetmore • Everett, WA 98207 • (206) 259-8731 • Fax (206) 259-8742 • Scan: 723-8731 z=
