In order for a variance to be granted within the City of Everett, the <br /> cciteria of Subdivision Ocdinance, Section 6.A.5, nave to be <br /> satisfied. 'lYiose crit=ria are satisfied with this request. <br /> 4. F7cceptional circumstances exist for the granting of the var.iance. <br /> Hecause the existing property has two houses on one lot, the criteria <br /> of this section ace satisfied. <br /> 5. 'lt�e granting of the variance will not be detrimental to the public <br /> welfare or injucious to property in the general vicinity. <br /> 6. Without a vari.ance, a hardship will be incuc�ed by the Applicant if he <br /> were requi[ed to oomply with the strict application of the sections of <br /> tlie Subdivision Ordinance. <br /> 7. Rhe variance allowa the Applicant to subdivide the single lot <br /> into two substandard lots consisting of 4,350 square feet for the lot at 1431 <br /> Colby Avenue and 1,550 square feet for the lot at 1609 - 16th Street. In <br /> addition, the larger lot shall be allowed a side yard setback of .46 instead <br /> of the required five feet.
