CORNER OF COLBY AND EVERETT AVENUE <br />SUBJECT: PRE -APPLICATION PLAN REVIEW <br />Dear Nick: <br />The following is a summary of our pre -application plan review of your plans received on <br />September 1, 1993. This summary addresses building construction issues only. Additional <br />revisions may be required by other departments (such as Public Works, Planning, Traffic <br />and/or Fire). All references refer to the 1991 Uniform Building Code, as amended by the <br />State of Washington and/or the Washington State Energy Code 1991, 2nd edition, unless stated <br />otherwise. <br />I. The least type of construction allowed considering area increases for multiple floors <br />[Section 505(b)], separation on two sides [Section 506(a)l], and automatic sprinkler <br />system installation [Section 506(c)] would be Type Ii F.R. as described in Chapter 19. <br />The total allowable area would be 239,400 square feet. <br />This type of construction would also conform to the requirements of Section 507 allowing <br />160 feet of height and 12 stories. <br />2. The parking floors of the building would be classified as BI occupancies [133 occupancy <br />is not allowed within a building of mixed occupancy per the definition in Section 709(b)]. <br />The retail and office floors of the building would be classified as B2 occupancies. <br />3. According to Section 1903(a) and 1903(b) [also see Section 1807(c)2A] exterior wall <br />construction and opening protection is as follows: <br />West (Colby): noncombustible/unprotected openings <br />North (Everett Ave): noncombustible/unprotected openings <br />East (alley): 'Iwo -hour, fire resistive/protected openings <br />South: three-hour, fire resistive/no openings allowed <br />Please note that wall construction and opening protection are evaluated using the <br />centerline of a public way. Please also note that Table 51 does not apply to buildings of <br />Type I, I1-FR, III an IV construction. <br />4. Elevator lobbies are required at all levels including the parking levels.
