Prior to issuance of any building permits for the theater, a <br />Planning Director Approval is required for an "Alternative Method <br />of Design" for the Community Theater facade on Wetmore Avenue. <br />The Applicant must submit an applicaticn for the proposed <br />Alternative Method of Design, which shall be reviewed using Review <br />Process IIB per Section 22.020 of the Zoning Code. <br />D_gsian Review Aop ova <br />Prior to issuance of any grading or building permits for the proposal, <br />other than soils remediation permits, the Planning Director must issue <br />a Design Review Approval per Section 22.030 of the Zoning Code. If <br />the proposal is phased, a Design Review Approval is required for the <br />detailed plans for each phase. <br />The Applicant must submit an application for Design Review Approval, a <br />detailed site plan, building plans, rendered building elevations with <br />details of the street level facades, and a streetscape plan. The <br />streetscape plan shall consist of a public/pedestrian amenities <br />element, a frontage improvement element, an open space element <br />(plazas, building atriums and pedestrian arcades), and a landscaping <br />element. All of these plans should show topographic variations on the <br />site.
