a <br />ANALYSIS of VEHICLE PARKING DEMAND <br />and the MITIGATION of ITS IMPACT <br />Proposed New Building of: Fidelity Mutual Savings Bank <br />SW Corner, Colby and Hewitt Avenues, Everett <br />This report analyzes the vehicle parking demand that will be <br />generated by the proposed development upon its completion and occu- <br />pancy and answers whether or not that demand will be satisfactorily <br />mitigated. <br />Because the report is being given to the City of Everett to <br />answer questions the City has posed in the fulfillment of its public <br />responsibilities, it is important to mention certain facts with which <br />officials might not be familiar and in order to establish mutual un- <br />derstanding: <br />1. In the savings industry the number of vehicle parking <br />spaces desirable to accommodate customers of an office <br />in a business district is directly related to (1) the <br />total savings volume of the office, and (2) the distance <br />of the office from the center of the business district. <br />The size or square footage of the office, in itself, is <br />of little importance. <br />2. The number of vehicle parking spaces desirable to ac- <br />commodate customers and employees of the basement tenant <br />firm is directly related to the kind of business activity <br />of the tenant, which is within the authority of the owner <br />Bank to control. Also, expected growth of the Bank will <br />compel expansion into that area within five to six years, <br />thereby eliminating parking needs of a tenant. <br />3. One company car of the Bank will be permitted to park <br />on -site. <br />4. Employees of the Bank and of the tenant firm will no: be <br />permitted to park on -site and will necessarily park their <br />vehicles elsewhere. <br />u <br />
