The proposed <br /> locatian, which is approximately ane block from the B-3 Government <br /> Service Area, is the cloeest structure to the B-3 zone. It ia <br /> acceptable and providea reaeonable access to thoae who utilize the <br /> services. <br /> 15. The proposed use of the subject property will not be harmful to the <br /> darntown core. <br /> 16. Because of the lack of acceptable buildings and the lack of bids for <br /> leases on the acceptable buildings, the Applicant has adequately <br /> demonatrated that the subject property can provide a euperior aervice <br /> outside the B-3 Service Area. <br /> DECISION <br /> Haeed on the preceding findings of facts and concluslons, the testimony and <br /> evidence submitted at the puhlic hearing, and upon the impressione of the <br /> Hearing Examiner of the site view, it is hereby ordered that the requested <br /> Special Property Uae Permit for the locatioa of a government service outside <br /> the Govermnent Service Area in a B-3 zoned disCrict is granted sub�ect to the <br /> following conditions: <br /> 1• The Applicant is to secure all necessary permits prior to any <br /> development of the site. <br /> 2. The Applicant is to submit a Landscaping Plan addreasing landacaping of <br /> the si[e. Included in the plan shall be some description of stseet <br /> trees for the gateway corridor which is Colby Avenue. <br />
