B. Provide two updates to the critical path schedule over the course of the <br /> preconstruction phase. <br /> 3.6 Budget <br /> The Contractor shall: <br /> A. Prepare detailed estimates of the project construction cost twice during the <br /> preconstruction phase (This does not include the MACC estimate, which is in <br /> addition to these). Also prepare supplemental estimates/ estimates of alternatives on <br /> an as-needed basis. The Contractor's detailed estimate shall be organized in a format <br /> acceptable to the City so it can be compared to outside estimates. The Design Team <br /> will also prepare estimates of construction cost on similar intervals for the Owner's <br /> use. Formats will be coordinated with those being used by the Design Team. The <br /> Contractor shall work with the Design Team and Owner to reconcile cost differences. <br /> B. Provide value engineering alternatives and cost reduction suggestions to the Design <br /> Team and Owner's Project Manager, such that the implementation of the proposed <br /> measures would maintain the design within budget without compromising the <br /> Owner's basic needs. <br /> 3.7 Subcontracting Plan <br /> The Contractor shall develop and submit for Owners approval a subcontracting plan identifying <br /> individual subcontract bid packages/material procurement packages and associated budgets. <br /> 3.8 MACC Determination and Negotiation <br /> 3.8.1 General <br /> The GCC will be determined through a negotiation of the MACC conducted prior to the <br /> execution of the construction contract. The MACC negotiations are separate from <br /> Preconstruction Work. The Contractor shall not be reimbursed for.the work related to MACC <br /> negotiations. <br /> 3.8.2 MACC Proposal <br /> When the Drawings and Specifications are sufficiently complete,the Contractor shall propose a <br /> MACC,consisting of amounts for(a) Construction Cost; and (b) a reasonable contingency. <br /> As the Drawings and Specifications may not be finished at the time the MACC proposal is <br /> prepared, the Contractor shall provide in the MACC a reasonable contingency for further <br /> development of the Drawings and Specifications by the Design Team that is consistent with the <br /> Contract Documents and reasonably inferable therefrom. Such further development does not <br /> include such things as changes in scope, systems or equipment,all of which,if required, shall <br /> be incorporated by Change Order. <br /> PAGE 6 <br /> 20 <br />
