The Contractor shall prepare written design review comments to the Owner and <br /> Design Team within two (2) weeks from receipt of the design documents for each <br /> phase. The written comments shall note any inconsistencies, incomplete information <br /> or other deficiencies in the construction documents that need to be resolved for the <br /> successful completion of the project. The Contractor shall verify that the Design <br /> Team considered the comments and revised the Contract Documents appropriately. <br /> B. As part of design reviews,provide suggestions for cost reduction, schedule reduction, <br /> and project quality improvement for consideration by the-owner and Design Team. <br /> The suggestions are to be provided as a part of a team effort to reduce costs while <br /> maintaining or improving quality. A primary objective of these efforts will be to <br /> assist the Owner to ensure that the GCC at the time of completion of design does not <br /> exceed the Owner's budget for construction cost. <br /> C. Provide periodic constructability input over the course of the preconstruction phase. <br /> D. Review and comment on project reports, concept design memos, and permit <br /> applications. <br /> E. Review the record drawings and investigate the existing conditions at the project site <br /> to ensure that the Contract Documents reflect the existing conditions. <br /> 3.4 Construction Planning <br /> A. With input from the Design Team and Owner,prepare a detailed construction plan for <br /> construction of the Project. <br /> B. The Contractor shall visit site and complete a construction access and staging plan to <br /> include construction access routes, staging areas,parking,site fencing/security, and field office <br /> location. <br /> C. The Contractor shall provide a detailed plan of how the facility will remain operational <br /> throughout the construction, start-up,testing and acceptance periods.The plan shall identify <br /> requirements for shutting down unit processes, coordination with City operations and emergency <br /> procedures in the event of operational problems resulting from construction activities. <br /> 3.5 Schedule <br /> The Contractor shall: <br /> A. Develop a critical path schedule for the project that includes subcontract package <br /> development, MACC negotiation, subcontract bidding and procurement, equipment <br /> and material procurement, and construction activities. The schedule shall identify all <br /> long-lead procurement items, including those to be furnished by others or the Owner. <br /> In developing the activities for this schedule, the Contractor shall consult with both <br /> the Owner's Project Manager and Design Team to ensure that the responsibility for <br /> and duration of these activities is accurate. The schedule shall substantially conform <br /> to Specification Section 1371. <br /> PAGE 5 <br /> 19 <br />
