") of the "Application For Variance" : <br /> 1 . ) our request for variance is twofold: � <br /> a.) To reduce the sideyard setback on the nor:h side of <br /> the property fr.om ten (SO) feet to tive (5) feet. <br /> b. � To convert the existing three parallel parking plar.es <br /> on the south side of 33rd Avenue adjoining the nort:h <br /> side of lot 32 to either 90 degree or 60 degree <br /> angled parking. <br /> 2.) The following "special circumstances" exist which bring us <br /> to request this variance: <br /> a.) The smaller sideyard aetback (5 feet) is requested <br /> because: <br /> i . ) An excessively wide right-of-way (80 feet) exists <br /> for 33rd Avenue. Only thirty three (33) feet <br /> of this right-of-way is currently being used for <br /> the road, leaving at least twenty four (24) <br /> feet of land between the north boundry of lot <br />, 32 and the actual road. With such a large <br /> defacto setback it is hard to imagine that a <br /> motorist's clear view would be obstructed by <br /> our proposed new building. Too, the building <br /> which exists on the property at this time has <br /> a setback of only seven (7) feet. <br /> Si.) With the angled parking that already exists <br /> on Colby ad�acent to the East border of lots <br /> 31 & 32 the actual southwest corner of 33rd & <br /> Colby is at least twent�� (20) feet east of <br /> where it normally would be without this type <br /> of parkin�, thus even greater motorist <br /> clear view is provided from where our proposed <br /> new building would sit. <br /> B.)
