The variance requested will not be detrimental to others <br /> because of the excesslvely tdide strip of unused land involved as <br /> mentioned above. <br /> 4.) If this variance is not grar.ted an unneces�ary hardship will <br /> be imposed upon us by reducing the "buildable" land to such a <br /> point that we will not be able to construct a financially solve�nt <br /> office building, and we will therefore have no choice but to <br /> abandon the proposed pro�ect. We believe that our pr000sed <br /> office building will significantly improve the character of this <br /> aged neighborhood. <br /> 5.) So as not to grant a special privilege to us by the granting <br /> of this variance we propose that the funeral home across the <br /> street (across Colby) on 33rd is currently using this excess <br /> right-of-way for a drive-through entrance way or carport. Furttier, <br /> the City of Everett all�ws angled parking on Colby which reducee: <br /> a motorist's cl�ear view of the roadway, and also necessitates <br /> backing somewhat blindly on to a busy street (Colby) ! <br /> We suggest that other property owners whose property adjoins <br /> excessively wide right-of-ways which the City does not intend to <br /> use be allowed a similar variance to make more efficient use of <br /> this land. <br /> We hope that the above will satisfy the requirementa for this <br /> ��ariance request.
