12 <br /> THIS LEASE is made this day of 2004 between the City of <br /> Everett, a Washington municipal corporation ("City"), and the Snohomish County Workforce <br /> Development Council, a Washington non-profit corporation ("Workforce"). <br /> City and Workforce agree: <br /> 1. Lease Data and Definition of Lease Terms and Exhibits <br /> The following terms as used herein shall have the meanings provided in this §1, (Lease Data and <br /> Definition of Lease Terms and Exhibits), unless otherwise specifically modified by provisions of <br /> this Lease: <br /> Building Known as the Everett Station, Everett, Washington, or such <br /> other name as City may designate from time to time. <br /> Premises A portion of the Building within the area outlined on the floor <br /> plan of the Building, attached hereto as Exhibit B including the <br /> improvements described in Exhibit C <br /> Area of the Premises The total approximate Area of the Premises is one thousand <br /> nine hundred (1,900) square feet on the third floor. <br /> Commencement Date Five days after Occupancy Permit issued, per § 5 <br /> Commencement Date <br /> Expiration Date Sixty(60)months from Commencement Date <br /> Rent, Additional Rent Rent during the first year of the initial term of the lease shall be <br /> and Tenant Four Thousand Four Hundred Thirty-three Dollars and Thirty- <br /> Improvement three cents ($4,433.33) per month in accordance with the <br /> Reimbursement provisions of paragraph 4. Workforce shall pay as Additional <br /> Rent amounts payable pursuant to the terms of§§ 7 (Additional <br /> Rent), 8 (Services and Utilities), and 9.B (Tenant Improvement <br /> Reimbursement)4 (Rent, Additional Rent and Tenant <br /> Improvement Reimbursement Due). During the initial and any <br /> renewal term, Rent shall be adjusted as provided in §5 <br /> (Adjustment of Rent). <br /> Tenant improvements City shall provide turnkey improvements as provided herein. <br /> Workforce agrees to reimburse the City up to $42,500 for <br /> tenant improvements. <br /> Page 3 of 21 9 2 <br />
