Parking Parking for Workforce employees is available among the fifty- <br /> two (52)parking stalls allocated for employees of Everett <br /> Station tenants. Additional parking is available on a"first <br /> come, first served"basis. Use of parking stalls in the Parking <br /> Lot shall be subject to the Rules and Regulations promulgated <br /> by the City or its property manager from time to time. <br /> Exhibits The following exhibits are part of this Lease: <br /> Exhibit A Legal description of the Building <br /> Exhibit B Preliminary floor and location plan <br /> Exhibit C Design and construction of Workforce' <br /> improvements (to be added upon completion) <br /> Exhibit D List of Workforce Property <br /> 2. Premises <br /> City does hereby lease to Workforce, and Workforce does hereby lease from City, the Premises <br /> upon the terms and conditions herein, together with rights of ingress and egress over common areas <br /> in the Building. The common address of the Premises shall be 3201 Smith, Ste. 200, Everett, <br /> Washington, 98201. <br /> 3. Commencement and Expiration Dates <br /> A. Commencement Date <br /> The Commencement Date shall be the date five (5)days following issuance of a certificate of <br /> occupancy(temporary or permanent) with respect to the Premises or portion thereof in which the <br /> Workforce' improvements are being constructed. <br /> B. Termination Rights <br /> In the event Workforce should experience a reduction of 10% or more of its Federal funding or is <br /> otherwise unable to obtain a legislative appropriation to support continued leasing of the Premises, <br /> Workforce may terminate this Lease upon sixty(60)days written notice. Workforce's obligation to <br /> pay Rent, Additional Rent and Tenant Improvement Rent shall terminate sixty(60) days from the <br /> date of written notice. <br /> C.
