Off-street parking requirement calculations shall be based on R-5 (one per unit) <br /> plus all office gross floor space shall be calculated using 1 off-street space per <br /> 200 gross square feet. <br /> 2. The alley way shall be construcied to new grade, established by the City, with <br /> standard asphalt alley improvement from 50 feet North of 36th Street to 35th St�eet <br /> including all necessary drainage impro�•ements. A concrete retaining wall shail be <br /> constructed at the East edge of tha alley to a height of at least 12 inches above the <br /> asphalt surface to allow for a fuil 23 foot wide alley improvement. A pedestrian <br /> railing shall be constructed over the retaining wall to a total height of 42 inches. <br /> 3. 35th StrGet shall be constru:ted with A-1 curb �C gutters, 5 foot concrete <br /> sidewalk and standard street improvement; on the North side and on the East half <br /> of the South side, the face of curb shall be at 18 feet from the centerline; on the <br /> West half of the South side, the face of curb shall be at 28 ;eet from the centerline, <br /> and the sidewalk shall be a minimum of 8 feet in widtti. <br /> 4. Colby Avenue shall have a minimum width of 8 foot concrete sidewalk and 6 inch <br /> unbroken concrete curbs. <br /> 5. Whee! chair ramps shall be constructed: on both sides of Colby Avenue on the South <br /> and on the North sides of 35th Street; on both sides of V/etmore on the South and on <br /> the North sides of 35th Street; on both sides of 35th Street on the East side of Colby and <br /> • on the West side of Wetmore. <br /> 6. Traffic control devices shall be installed: to identify that customer parking is available <br /> • at the alley entrance of the building; to prohibit parking in the alley; to identify <br /> angle parking on the Southwest face of 35th Street; all as determined necessary by the <br /> Public Works Department. <br /> 7. Access and parking plans to be submitted for Public Works review and approval. <br /> 8.
