Zoning of Site is R-5, alloWing multiple family residential and <br /> non-mercantile office uses. <br /> Whiteley-Jacobsen asked if it Was not resonaDle to include some <br /> B-1 (Neighborhood, podestrian oriented) u�es in this development. <br /> The intent being to (2) up-grade the neighborhood retail uses <br /> currently seen a7ong �olby, {2) reiaforce pedcntr.an ccc•rarent cn <br /> Colby, (3) minimize automotive use, (4) reao,qnize the <br /> appropriateness of residential/neigfoorhood commeroial mixed use <br /> development, and (5) serve s distinet need for this kind of u�e <br /> (i.e., restaurant or deli) in light of the amount of professional <br /> office space in the immediate viainity. <br />� Thn City of �verett responded that while, in prineiple, they were <br /> not opposed to such a mix, providing it did not encourage <br /> M�d���` automotive traffie or inelude large-scale retail uses, the site was <br /> currently zoned R-5 which excludes B-1 funotlons. Houever, beeause ' <br /> of the as yet untested nature of this zoning, and the � <br /> appropr'_ateness of such a mix of uses in this Aevelopment it i <br /> seemed possible to submit a proposal to tho City, indicating �that ' <br /> commercial uses WJA envisions in this development.
