Drawings A-1 & A-2 have been corrected to identify the <br /> alley directly adjacent to the eastern boundary of this <br /> Project. <br /> . This alley ( 16 foot width reduced to 12 feet by this <br /> encroaching structure - existing condition) provides <br /> an equivalent structure separation protection as required <br /> by UBC 509 (b) and Table 5A. <br /> . l�lthough the code requires a 10 ' setback from right-of-way <br /> centerline, (assuming two Uuildings would maintain a 20 ' <br /> minimum separation) we believe this unconforming structure <br /> still affords this protection by: <br /> . 12 ' setback to a3joining property line (opposite <br /> alley) much like a sideyard, in which neither wall <br /> nor openings wouid require fire rated protection. <br /> • Property adjoining alley to the east must maintain <br /> it' s own setback or wall protection rating to <br /> complete the fire separation.
