These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at t6e time a complMe building permit application <br /> is filed, including those not specitically set forth 6erein. (Exception: For vesting under the Zoning <br /> Code, piease refer to Section 44 of the Zoning Code). Contact the Planning Department for information <br /> regarding appeals pro:esses for the requirements listed in this document. <br /> 1. Detailr_d drawings in accordance with City Design and Construction Standards shall be submitted to the <br /> Public W�rks Department, showing site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control, and all required improvements in the public right-of-way. <br /> Public Works Depanment approval of these drawings is required prior to any permits being issued. I <br /> Ali improvements shall be completed and approved warcanted before the Occupancy Permit is <br /> issued/finalapprovalis granted. � <br /> 2. Parking must be per Ciry Zoning Code and Ciry Design and Construction Standards. The handicapped <br /> space as shown cannot be accessed by a vehicle and should be reconfigured. <br /> 3. This project must comply with the cuttent Building Code and City of Everett Sprinkler Ordinance. <br /> 4. Lack of comment on the plans submitted with the application does not constitute approval of these I I� <br /> plans. 1 <br /> 5. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. 1 <br /> I <br /> 6. City streets and alleys are to be kept dear of dirt and debris at all times during construction. Dust I <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. � <br /> � i <br /> 7. There is a 3" waterline in the west side of Colby Avenue and a 8" watarline in the east side of Colby <br /> Avenue. Depending on the requirements of the projects fire protection system, connection across � <br /> Colby Avenue to the 8" main may be needed ro provide an adequate water supply. � <br /> 8. Pedestrian connection to public sidewalk as shown is required. <br /> 9. Damaged or broken sidewalk ahall be removed and replaced at the direction of the Public Wotks <br /> Inspector. <br /> 10. When access to or within a structure or an area is unduly difficult because of secured openings or <br /> where immediate access is necessary for life saving or fire-fighting purposes, the Fire Departtnent may <br /> recommend or require a key box to be installed in an accessible location. A rapid entry system may <br /> also be desirable in order to avoid unnecessary damage while making entry to any building during an <br /> emergency simation.
