Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 20. Rookop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 21. Building setbacks must be a minimum of ten feet from the front property !i��e., five feet from the side <br /> property line, and five feet from the rear property line within the R-4C/O zone yard. At a minimum this must include <br /> the following: I <br /> a. A landscape svip a minimum of ten feet wide must be provided in the ftont setback area <br /> along Colby Avenue. This area shall be planted with Type !II landscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along the north and south <br /> property lines. This area shall be planted with Type II[ landscaping. <br /> c. A minimum of 385 square feet of landscaping shall be provided in the interior of the <br /> parking lot for the 25 parking stalls. Landscape areas must be planted and locared per <br /> Section 35.080E of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetared swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems mast be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. t� 2 year <br /> maintenance assurance device must be provided for the landscaping per Section 35.130B of <br /> the Zoning Code. <br /> 23. A minimum of 150 square feet of open space is required on the site per Section 15.030 of the Zoning <br /> Code. The courtyard mast have a minimum dimension of 15'X15'. <br /> 24. Building facade modulation and roofline variation must be provided per Section 15.090 of the Zoning <br /> Code <br /> �G <br />
