A landscape plan must be reviewed and approved prior to issuance <br /> of building permits. The plan at a minimum must include the <br /> following: <br /> a. A 10 foot wide landscape strip along the entire frontaqe <br /> of Colby Avenue, planted to Type III standards. <br /> b. A 5 foot wide landscape strip along the north and south <br /> property lines planted to Type III standards. <br /> 2. A garbage/recycle bin area must be provided adjacent to the <br /> alley. This are� mvet be screened from view by efthet a <br /> structural enclosure or landscaping. <br /> 3 . The applicant is required to apply to the Building Department for <br /> all signs for the site. Signs must meet Category "D" standards <br /> as required by the Zoning Code. <br /> �" 4 . The parking area must meet City of Everett Standards which would <br /> inclt?�A a minimum of 2" class 'B' asphalt over 4" of rrushed <br /> rock. Autos must have sufficie�it room to maneuver in and out of <br /> spaces. This may require removnl of a tree and woodshed in the <br /> back yard area. <br /> 15. Five off street parking spaces are required. Parking location <br /> must not conflict with landscaping or other requirements. <br />
