1
II. Qur request is not based on a depravaticn oP rights arising from special
circumstances apnlying to the property.
_ IiI. We do not feel that the variance requested will be detrlmental to the public
welfare or 1nurious to the properties or improvementa in the vicinity.
Our building partnership submitted a nearly identical request for a parking
variance at the time of the originl building construction in 1979• That
variance was granted but proved nct to be necessary because the final size
of the building ended-up being substantially smaller than originally
deaigned. We feel that nothing has changed substantially since our firct
application.
N. As our site plan ahow, parking on the aide hae been maximized. Several
docors in the current building are practicing in an unacceptably small
amount of space. If this variance is not granted, an unnecessary hardship
will ensue, as several of the doctors will need to move out of the buil.ding.
It should be re-emphasized that the proposed expansion of our building
wlll not increase the number of doctois practicing in the building.
V. In the event that this variance ia granted the owners would agree to
coope nte with other p roperties iZ the vicinity who may in the future
request a similar variance. Specifically, the owners would allow pa.rkinF
on the premises by patients referred by them to other p ractioners in the
vicinity. Planting on the sir}e has been maximized within the eonrtraints
of tho parking requiiements in order to maintain the visual q;.lit,y of t.he
neighborhood and provido a pleasant surrounding for the existing bus ctop.
For the abwe reasons we feel that our request is reasonable and that if
granted it will serve the intent oF the code.
4
EXhb at {
L .
